Our data starts with BLS Occupational Employment and Wage Statistics (OEWS) — the US Department of Labor's official wage data, updated annually. We take the prevailing wage for each trade (plumbers, HVAC techs, electricians, etc.) in each metro area and multiply by typical job hours to derive a fair price range.
We then apply a cost-of-living adjustment for cities where local business costs deviate from national averages, and a CPI inflation adjustment (2.8% annual) to bring the data current to August 2026.
The result is a min/average/max range that represents what a homeowner should expect to pay for quality work in their specific city. Quotes significantly above the max are likely overpriced; quotes at or below the min may indicate limited scope or a newer contractor building reputation.
Full roof replacement ranges from $8,000–$25,000+ in 2026 depending on size, material, and city. A 2,000 sq ft asphalt shingle roof in Dallas averages less than the same job in San Jose. Always get 3 quotes and check against the local fair range.
Repair ($150–$1,500) makes sense for localized damage (a few shingles, a small leak). Replacement ($8,000–$25,000) is needed for widespread damage, multiple leaks, or a roof 20+ years old. If a 'repair' quote exceeds $3,000, get a replacement quote for comparison.
Compare the quote to the fair range for your city. If every competitor quotes $18,000 but the local average is $12,000, you're in a high-cost area — or being overcharged. Check at least 3 quotes and use the FAIR score to benchmark.
